I’m somewhat of a worry wart – I’ve talked about my anxiety before and welp, this just goes hand in hand with it. So. I’ve learned to just deal, take the steps I need to and to be okay with things. As you probably remember our last house we built had problems after problems. I didn’t go into detail with y’all much about it because well, I just felt like it wasn’t something that really needed to be talked about a ton. BUT we had mega flooding and several other problems that turned into much bigger issues than we anticipated. SO long story short, it ended up all getting fixed but was a headache and honestly a nightmare at the time. Now we are in our new home and I knew there were some things that I for sure would have double checked once in and I thought I would share kind of our best tips and tricks to do when building a new home because even if it’s “new” there might be things overlooked.
So, our first and top priority was obviously having the elevation, ground and crawlspace checked since that’s where our biggest (literally a foot of water) issues were in our last house for months. Second was checking electrical, energy efficiency and our HVAC system, especially because we installed smart home systems shortly after moving in. We wanted to ensure everything was done properly, running smoothly and energy efficient so we could save as much as possible on our monthly bills since well, bigger house, bigger bills (so let’s make those as small as possible, ha!).
So we went to One Hour Heating & Air Conditioning’s® site and had someone come out to our house to give it a good check up and make sure everything looked good. You can just look on their site and find someone that way or call 855-One-Hour to get something scheduled. They’re part of the Direct Energy family of brands with lots of locations independently owned and operated all over, and they are backed by an On Time guarantee which we loved. The technician was super nice, skilled and trained in his area and was in and out in no time. He checked our whole HVAC system (which they’re specially trained in) and then gave me a full detailed report and some tips to keep things running smoothly.
All of that went well and I felt a lot better! Another good tip is to hire an inspector to go through the house before you close. Just make sure your questions are answered, you keep a running list of things, make notes of warranties and be aware of how things work. Another good tip that we also do, is to sign up for an automatic filter replacement service for your HVAC, ours comes in the mail every 3 months so we don’t even have to remember, and it just comes straight to our door!
